Before a property purchase, a major renovation or a technical dispute, it is essential to understand what is hidden behind the walls and under the floors. Our building diagnostics combines infrared thermography, CCTV inspection of piping and ducts, mapping of hidden systems with electromagnetic and ground-penetrating radar instruments, and instrumental tightness tests on membranes and windows. We deliver a complete, certified and documented picture of the property — without demolishing anything and without damaging finished surfaces. It is the ideal service for those who want to avoid costly surprises after a property deed or to precisely size a renovation budget.

When you need it
Before a property deed to expose hidden defects that significantly affect value (rising damp, infiltration, serious thermal bridges, non-compliant systems); before a complete renovation to correctly size the works and avoid the classic spiral of unforeseen extra costs; in technical disputes with builders, sellers or contractors, even in judicial proceedings; during technical appraisals (court-appointed or party-appointed) for civil cases or condominium proceedings; for planning energy upgrade interventions (insulation, windows, boiler replacement) where a measured baseline is required.
What we analyse
Surface thermal losses and thermal bridges via high-resolution FLIR thermography, presence of hidden damp and infiltration with capacitive and microwave instruments, paths of water, electrical, heating and gas systems via electromagnetic sondes and ground-penetrating radar, presence of undocumented hidden ducting (frequent in 1960s-1980s buildings), surface structural anomalies (cracks, through fractures) with photogrammetric instruments, tightness of waterproofing membranes on roofs, terraces and below-grade areas with flood and smoke tests. On request we extend the analysis with sound tests, air-tightness tests (blower door) and indoor air quality analysis.
Diagnostic dossier deliverables
A complete diagnostic dossier with annotated floor plans showing every detected anomaly, detail sheets for each issue (photo in visible light, thermal photo when applicable, technical description, hypothesised cause, severity rating from low to critical, operational guidance for resolution), priority intervention list with cost estimates and — on request — with sworn certification by qualified technician. The dossier is structured for immediate use by the client at property deeds, in disputes with sellers or builders, in renovation projects, or as supporting documentation for insurance claims and condominium proceedings.

Yes. On request we issue reports with appraisal value, prepared for use in judicial proceedings, insurance claims or condominium disputes. We regularly work with lawyers and party-appointed experts.
How much does a full building diagnostic cost?
