Flue inspection is mandatory in many situations — property sales involving open-flame appliances, condominium disputes, post-fire appraisals, pre-installation checks for new heat generators, fire-brigade requested surveys — and strongly recommended as preventive maintenance every 3-5 years. We use heat-resistant cameras calibrated for combusted environments, lowered from above with telescopic poles or fed from below with flexible sondes, capable of safely inspecting single, multiple and collective branched flues even on condominium buildings with vertical runs over 30 metres. We deliver full HD inspection footage and a technical photographic report usable for expert appraisals, insurance claims, condominium disputes or judicial proceedings, with sworn certification available on request.

What we inspect

Internal wall integrity of the flue, presence and thickness of soot and creosote deposits (a major fire risk factor), fractures or module misalignment, blockages from bird nests, leaves or debris, condensation or seepage, fractures that may compromise hot-fume tightness. We also verify compliance against the Italian UNI 10683 standard for biomass appliance flues and regional/municipal regulations on outlet height, distances from neighbouring windows and the presence of unauthorised stacked flues.

When it is mandatory

Sale of properties with open-flame appliances or pellet/wood stoves; condominium disputes over fume discharge and odour disturbances between apartments; after even minor fires or anomalous events; before installing a new heat generator or switching fuel type (e.g. from gas oil to pellet); on request by the Fire Brigade for commercial and industrial premises. Even when not strictly mandatory, an inspection every 3-5 years is strongly recommended for wood and pellet appliances to enable targeted cleaning interventions.

Report and final documentation

Full inspection footage (MP4 file in HD), PDF photographic report describing every anomaly found with technical detail and distance from the access point, risk classification (green/yellow/red) based on detected deposits and the integrity status of the internal walls, operational recommendations for traditional cleaning or replacement of compromised modules. The report is structured for direct attachment to property sale documentation, post-fire insurance claims or formal complaints to the condominium administration. Sworn technical certification usable in court is available on request.

Frequently asked questions

Do you issue a compliance certificate?

We provide a technical photographic and video report with appraisal value. Formal compliance certification for a new system is the installer's responsibility; our report is a technical document usable in any expert appraisal, insurance or civil dispute, with sworn certification on request.

Can the inspection be done with the appliance running?

No, for safety the appliance must be off and cooled down. We agree the timing with the client, generally 6-12 hours of downtime for wood and pellet stoves, less for natural gas systems.

How much does a flue inspection cost?

For a single residential flue the cost is contained and communicated as a quote before the survey. On multi-flue condominium or industrial installations the quote is customised based on available access points.
