How we find a hidden water leak
Every job starts with an on-site assessment: we evaluate the system, read the meters and reconstruct the failure history with the client. We then combine three complementary techniques — an electronic geophone amplifies the noise of pressurised flow through floors and walls, inert tracer gas (95/5 nitrogen-hydrogen mixture) is injected into the pipework and detected at surface level by high-sensitivity catalytic sensors, and an infrared thermal camera highlights temperature anomalies on hot water circuits and radiant systems. The combination yields a typical margin of error of 2-5 centimetres on the leak point, dramatically reducing the extent of demolition needed for the repair.
When you really need a specialist
Recurring damp patches that return after drying, suddenly high water bills, the meter spinning with all taps closed, frequent boiler refilling, warm spots on the floor, recurring mould in corners: these are all symptoms of a hidden leak. Acting early prevents structural damage (screed subsidence, persistent mould, thermal bridges), condominium liability disputes and — in many cases — makes the difference between an insurance claim paid out and one denied for late reporting. We always provide a complete photographic and thermographic report, technical documentation of the failure and precise indication of the intervention point.
Why non-destructive matters
The old approach involved trial-and-error exploratory demolition: break the floor where you think the leak is, and if you don't find it, break it again somewhere else. Today this is an obsolete, wasteful and — on prestige properties or historic buildings — simply impracticable approach. With modern instruments we locate a leak to within centimetres, and the only demolition we perform is the one strictly needed for the actual repair. On historic buildings, homes with premium flooring (parquet, marble, large-format porcelain stoneware) and operating industrial plants, this saves time, money and — most importantly — the structure itself. We typically save the client between 60% and 80% of demolition and restoration costs compared with the traditional approach.
Instruments used
We work with professional instruments calibrated annually: latest-generation Sewerin electronic geophones with DSP filters, tracer gas sensors with sub-0.5 ppm sensitivity, FLIR thermal cameras with 640×480 px resolution and sub-30 mK thermal sensitivity, radio sondes for non-pressurised piping. Every instrument has an annual calibration certificate and technicians are trained for residential, condominium, industrial and public network use. The technique selection is based on pipe material (steel, copper, multilayer, PE), operating pressure, working environment and characteristics of the surface covering.

Frequently asked questions
How long does a leak detection take?
Typically 1 to 3 hours for a standard home. On industrial sites or large condominiums it can take half a day or a full working day. Timings are communicated transparently to the client before starting.
Can you find leaks under the floor?
Yes, that is one of our core areas. Geophones and thermal cameras allow us to locate leaks under tiles, parquet, radiant screeds and slabs without any preliminary demolition. On underfloor radiant systems the thermal camera is particularly effective because the leak draws a clear thermal pattern on the surface.
Do you provide documentation for insurance?
Always. After every job we deliver a photographic report, a technical description of the leak, the likely cause (corrosion, installation defect, freeze damage, etc.) and — on request — assistance at the appraiser's visit. The documentation format is accepted by all major Italian insurers.
Can I book a free preliminary survey?
For emergencies and active leaks the survey is free across Piedmont. For preventive diagnostic surveys (e.g. before a property purchase) we apply a small fee which is discounted from any subsequent intervention.
